Airbnb: renters and landlords encounter problems in the US – 08/22/2023 – Market

Thousands of Airbnb listings in New York City are disappearing from the market. Landlords are removing listings in response to a deadline set by the city, and Airbnb is blocking future dates for bookings, the Wall Street Journal reported.

As of September 5, inspections should be intensified.

Those who offer a property for rent on Airbnb must comply with requirements such as: not renting an entire apartment or house, even if they own it, not allowing more than two paying guests at a time, all guests must have unobstructed access to all rooms and Hosts must also be present during their guests’ short-term stays.

Airbnb called the rules, which took effect earlier this year, “a de facto ban on short-term rentals.”

According to the American newspaper, many owners are removing properties from the local market and evaluating whether they can live in their units without the extra income.

In addition to Airbnb, platforms like Vrbo and Booking.com are included in the new rule. Those staying in unregistered short-term rentals will not be punished, but hosts will face fines ranging from $100 to $5,000, depending on the violation.

“The city is sending a clear message to millions of potential visitors who will now have fewer accommodation options when they visit New York: You are not welcome,” Theo Yedinsky, Airbnb’s director of global policy, tells the Wall Street Journal.

The rental platform says it won’t cancel reservations checked in before Dec. 1 to mitigate the effects for hosts and guests, though increased enforcement from Sept. 5 could affect that decision.

The city councils of Dallas, Philadelphia and New Orleans have passed their own restrictions on short-term rentals.
