Wilson signs transfer of R$446 million to Caixa Econômica to finance property downpayment

Governor Wilson Lima and the president of Caixa Econômica Federal (CEF), Carlos Vieira, signed, this Wednesday (27), the contract that makes one of the main service lines of the Amazonas Meu Lar program viable, the Subsidy Entry to My Home . The signing took place at the Amazonas Government headquarters, Compensa neighborhood, west of Manaus.

By 2027, the State Government intends to transfer R$446 million to the bank, which will provide resource management services and operationalize the largest housing program in the history of Amazonas.

Governor Wilson Lima highlighted that the Amazonas Meu Lar program takes into account that homes are close to pharmacies, supermarkets, health centers, police stations, schools and other public facilities.

“What Amazonas Meu Lar is working on is decent housing, housing in which people can not only have their own home, but where they can be part of the day-to-day experience of the city. Today, we are taking an important step in this partnership with Caixa Econômica Federal”, highlighted Wilson Lima.

The Government of Amazonas will benefit the families selected for this service line with the down payment to purchase the housing unit. The property accredited in Amazonas Meu Lar will be financed with resources from the Length of Service Guarantee Fund (FGTS), through the Minha Casa, Minha Vida Program, of the Federal Government.

Caixa will act as a financial agent and operator of the subsidy, to enable families selected by the state program to access property financing. In other words, in addition to the benefit guaranteed by the federal program, the State Government will supplement the down payment for the housing unit.

“Without a doubt, all investment in housing is super important because it directly encourages the economy, acts directly in the generation of employment, activates the economy and, in Amazonas, only this counterpart of R$ 446 million from the Government, allowing you to have around 13 thousand families with access to housing, this generates a great positive action in terms of job creation”, stated Carlos Vieira, president of Caixa.

Also present at the ceremony were Caixa’s vice-president of Housing, Inês Magalhães; state deputy Débora Menezes; councilor Diego Afonso; the president of the Association of Companies in the Amazonas Real Estate Market (Ademi), Henrique Jorge Medina Neto; the president of the Civil Construction Industry Union of Amazonas (Sinduscon), Frank Souza.

Amazonas Meu Lar integrates the housing and land policies of the State Government, under the coordination of the Secretariat of Urban and Metropolitan Development (Sedurb) and execution of the Special Projects Management Unit (UGPE), State Housing Superintendency (Suhab) and Secretariat of Cities and Territories of the State of Amazonas (Sect).

“The government is providing the down payment for this property and this person will ultimately assume the installments of the financing made through Caixa Econômica Federal. This is a great way that the Government has found to facilitate access for people to acquire their own property”, said the Secretary of State for Urban Development, Fausto Júnior.

The program is in the phase of closing registration data for the selection of the first benefiting families, according to the defined priority criteria. Beneficiaries will receive a certificate from the state with the value of the subsidy to present to Caixa Econômica at the time of financing.

For 2024, the value of the resource transferred to Caixa will be R$115.28 million, which can serve 3,300 families. For 2025, it will be R$124.88 million. For 2026, the predicted value is R$130.8 million, while for 2027, it will be R$75.04 million.

For families in Band 1, who have a gross monthly income of up to R$2,640.00, the subsidy amount is R$35 thousand. For Band 2, with a gross monthly income of R$2,640.01 to R$4,400, it will be R$30,000. For families in Band 1, the value of the property that can be offered for financing in this line of service is R$198 thousand. And for Track 2, it is R$240 thousand.

“People don’t have access to this financing precisely because they can’t pay the down payment, so Amazonas Meu Lar will make this happen. And this contract with Caixa already has a relationship with the builders. So this entry money will be managed by Caixa to finance those approved contracts”, explained UGPE secretary, Marcellus Campelo.

The Amazonas Meu Lar Program has the goal of offering 24,044 housing solutions and regularizing 33 thousand properties. It is estimated at R$4.7 billion, including investment from the State Government, resources from the FGTS and the Residential Lease Fund (FAR).

“The Amazonas Meu Lar Program, today, goes beyond another phase in the State of Amazonas. It is a very happy day for the families of Amazonas, in which Governor Wilson Lima receives today the president of Caixa Econômica Federal, Carlos, to sign the contract that will enable the execution of the resources provided by the Government of the State of Amazonas”, said the director -president of Suhab, Zhivago Castro.

The forecast is that those first selected to access the Entrance to My Home Subsidy will be called up in April, according to the criteria previously defined. The State Government intends to organize, together with construction companies, a fair where beneficiaries of the subsidy will be able to choose the property and negotiate financing with Caixa.
