The government of President Luiz Inácio Lula da Silva (PT) defined the economic subsidy ranges for the Minha Casa, Minha Vida program, with a maximum limit of R$ 170,000 and an addition for the use of renewable energy.

The government’s goal is to serve two million families by the end of Lula’s term, in December 2026.

The ordinance with the economic subsidy limits were published this Thursday (13) in the Official Gazette. The maximum value for the units of BRL 170,000 had been confirmed the day before by Minister Jader Filho (Cities) in São Paulo, during his participation in the 96th Enic, held by the Cbic (Brazilian Chamber of the Construction Industry).

Grant limits can reach up to 95% of property values.

The ordinance determines that the limit of R$ 170,000 will refer to new housing units in urban areas and social leasing of properties in urban areas, operated with funds from the Residential Leasing Fund or the Social Development Fund.

The next bracket, of R$ 75,000, will be related to new housing units in rural areas, which will be operated with Union resources. There will be a third range, of R$ 40,000, for the housing improvement service line in rural areas., operated with Union resources.

These limits can also be increased when a photovoltaic energy system is implemented or when a property is refurbished for housing purposes.

Families residing in urban areas with a gross monthly family income of up to R$8,000 and those residing in rural areas with a gross annual family income of up to R$96,000 will be eligible for the program.

The return of the Minha Casa, Minha Vida program was announced by President Lula on a trip to Santo Amaro (BA). The provisional measure with the general lines of the program has already been signed and sent to the National Congress.

The government says it will invest R$590 million to deliver 7,400 housing units by May of this year. Rio de Janeiro and São Paulo will be the states with the highest number of units delivered in the coming months. There will be 1,420 in São Paulo and another 1,432 in Rio.
