Manaus (AM) – In the same way that vertical construction came to offer solutions for housing around the world, in the face of an accelerated rise in urbanization, businesses are also following this trend. Until 2022, there was continued global growth in spaces that offered flexible solutions for companies looking for shared offices and facilities, with services such as reception, administrative support and meeting rooms. In addition, of course, to adding values ​​such as parking, security and other services.

In Manaus, the market for vertical business-oriented ventures is very promising. The assessment was made by the president of the Association of Companies in the Real Estate Market of Amazonas (Ademi-AM), Henrique Medina.

“The sector is on the rise. There were three launches in recent months – one in Ponta Negra and two in the Central-South Zone, close to Amazonas Shopping and Adrianópolis. These are projects that are having a good sales speed”,

says Medina.

The projects referred to by the president of Ademi were launched from December 2022 until September this year. One of them represents 51.1% of the supply in primary sales. The other two are part of 33% of the units on sale. The research is carried out by Ademi-AM and does not distinguish between a commercial building and a business center.

According to Medina, the vertical commercial property market in Manaus differs from what occurs in most other states. “Here, there is a predominance of commercial spaces, with lower prices, while in other areas there is commercial and corporate space available for larger business ventures”, she points out. “On the other hand, these characteristics mean that properties sell faster, especially when they are launched,” she highlights.

Medina also explains that in the years prior to 2022 there were no launches of properties with these characteristics due to the existence of stocks for sales of properties in this profile between 2014 and 2015.

“This year, the commercial property market recovered and came with interesting products, for a niche with a bias towards sustainability, and this shows that our segment is large and with a lot of potential”,

states.

Medina also says that the scenario is being analyzed by developers and that there is a need to spread this type of product to other regions of the city, such as the North and East zones, and can also serve the Manaus Industrial Pole.

Business Center

Metropolises such as New York, London and Tokyo are already known for their high concentration of Business Centers due to the demand from companies looking for these characteristics for their installation.

In Brazil, there is gradual growth, highlighting cities such as São Paulo and Rio de Janeiro and an advance towards regional growth, such as Curitiba and Belo Horizonte. The alternative is a trend among both Brazilian companies and multinationals that seek, mainly, to reduce costs, improve flexibility and access high-quality office infrastructure.

The profile of companies that choose business centers also includes startups, which are looking for spaces to quickly expand or reduce their office areas.

The forecast for 2023 is a 10% growth for commercial properties – Compound Annual Growth Rate -, according to the Compound Annual Growth Rate (CAGR), a significant percentage, mainly due to the arrival of investments from abroad to the market. commercial properties, which have increased.

Accelerated urbanization

The process of urbanization in the world was accelerated after the Industrial Revolution, in the 18th and 19th centuries, with the emergence of factories and the need to keep workers nearby. And it continues today, explosively.

By the end of the next decade, the world’s urban areas are expected to grow by 80%, and this increase must be vertical, if cities do not want to accumulate even more problems than those they have today. This is what the World Resources Institute (WRI) report, carried out together with Yale University, from 2019 says. According to this study, the entire planet should be urbanized by 2100.
