Construction companies are accredited to offer apartments with a subsidized entry fee by the AM

Manaus (AM) – Governor Wilson Lima signed, this Tuesday (23), terms of accreditation for five construction companies able to participate in the Amazonas Meu Lar program. In total, 1,106 housing units will be offered in 13 projects already built, or under construction, to families eligible for the “Entrado do Meu Lar Subsidy”, one of the lines of the program.

The governor highlighted that Amazonas Meu Lar was structured to offer various housing solutions, aiming to reduce the housing deficit that had already lasted for decades, and that the State’s concern is that the homes are in areas equipped with infrastructure, such as schools, units health and safety facilities, among other urban facilities.

“Our biggest concern, and this is what I have conveyed to my team, this is my determination, is that we not simply deliver a housing unit, but that we give people dignity”, highlighted Wilson Lima. “What we have been trying to do here is an exercise in inserting these people into the social dynamics”,

The signing took place at the State Government headquarters, with the presence of vice-governor Tadeu de Souza and state secretaries; state deputies Adjuto Afonso and Thiago Abrahim; councilor Sassá for Civil Construction; representatives of the construction companies Capital, Direcional, Terra Andina, MRV and RD; segments of the local real estate market and financial institutions such as Banco do Brasil and Caixa Econômica Federal.

“I think, governor, that Amazona Meu Lar will be the biggest program, no program, a housing policy that you created in this state. Once your term ends, any governor will have to continue because this is already a State policy that you have implemented. When every governor performs his role, he wants to leave a legacy, you left a legacy in housing,”

said the vice-president of the Association of Real Estate Market Companies in the State of Amazonas (Ademi-AM), Hélio Alexandre.

The Amazonas Meu Lar program is coordinated by the State Secretariat for Urban and Metropolitan Development (Sedurb) and executed by the Special Projects Management Unit (UGPE), Housing Superintendency (Suhab) and State Secretariat for Cities and Territories (Secti).

“The Amazonas Meu Lar program will be the largest housing program in the history of Amazonas. And I am sure that Governor Wilson Lima, through both UGPE and Sedurb, that together we will be doing tireless work so that we can obtain as many housing solutions as possible for the population”,

highlighted the secretary of Sedurb, Fausto Júnior.

My Home Entry Subsidy

The secretary of the UGPE, Marcellus Campêlo, explained that in the “Subsídio Dentro do Meu Lar” service line, the Government of Amazonas will complement the down payment that needs to be given by the buyer, in a housing unit financed with resources from the Service Time Guarantee Fund (FGTS), from the federal program Minha Casa, Minha Vida.

Families eligible for this service line will be removed from the list of 162,000 pre-registered for the program. Currently, the process is in the data analysis phase to create the ranking, according to the priority criteria defined for Amazonas Meu Lar. According to the UGPE secretary, inconsistencies were identified in the registration of some families, who will have the opportunity to rectify the data and move forward in the process.

“From then on, in the first half of February, we will have the first thousand pre-selected and these thousand pre-selected will begin to make this move to choose their property, check the situation with Caixa Econômica and be eligible to receive the subsidy for the government. Then, the person chooses their property and, if everything goes well, at the end of February, we start signing the first financing contracts”,

explained Marcellus Campêlo.

Among the projects accredited by the five construction companies are Smart Tarumã Phase 1, Smart Torquato 1, Smart Torquato 2, Vivendas do Campo Vila Club, Conquista Ametista, Conquista Rio Negro, Parque Ville Violeta, Solar das Torres, Realize Torres, Vista das Oliveiras, Vista dos Lírios, Vista da Alvorada, Leve Castanheiras.

Those selected will be able to consult the program website www.amazonasmeular.am.gov.br, choose the apartment and then go to the construction company/developer. After this step, they will be forwarded to a banking correspondent to carry out the necessary credit analysis.

The resource will complement the down payment for the apartment financed directly with the construction companies. For families in Band 1, who have a gross monthly income of up to R$2,640.00, the subsidy amount is R$35 thousand. For Band 2, with a gross monthly income of R$2,640.01 to R$4,400.00, it will be R$30 thousand. For families in Range 1, the value of the property that can be offered for financing is R$198 thousand. And for Track 2, it is R$240 thousand.

Accreditation process

The Government of Amazonas launched, between September 14th and November 7th, 2023, four public calls for accreditation of construction companies interested in participating in the Amazonas Meu Lar Program, in the line “Entry Subsidy for My Home”. Housing projects ready or ready for construction could be registered within a period of 24 months.

In total, the State has already published eight notices to accredit companies that wish to participate in Amazonas Meu Lar, four of which are aimed at this line with FGTS resources and four for the Residential Lease Fund (FAR) line.

For the FAR, six Amazonas Meu Lar projects were selected within the scope of Minha Casa, Minha Vida, with 720 housing units: the residential Amazonas Meu Lar 1, in Compensa, with 256 units; Amazonas Meu Lar 2, in Tarumã, with 192; Amazonas Meu Lar 3, in the Center (former Federal Revenue building), with 128; Amazonas Meu Lar 4, in Alvorada, with 64; Amazonas Meu Lar Novo Aleixo, with 48; and Amazonas Meu Lar Petrópolis, with 32.

In less than two months, the Novo Aleixo, Tarumã, Petrópolis and Compensa notices have already been launched, totaling 528 housing units, out of 720 selected for this FAR line. All can be accessed on the program website.

Amazon My Home

In 2023, Governor Wilson Lima launched Amazonas Meu Lar, the largest housing program in the state’s history. Estimated at R$4.7 billion to be implemented over the next few years, the program provides for 24,000 permanent housing solutions for the low-income population, including 22,000 new housing units, in addition to the regularization of 33,000 properties, through the delivery of definitive titles.
