Rental prices are driving more and more people to seek to acquire their own property

Manaus (AM) — Whether through bank financing or conditions facilitated by construction companies, recent variations in rental prices are encouraging more and more people to seek to acquire their own properties.

Rising rents are causing many renters to rethink their housing situation. Prices charged for residential rentals in Brazil rose 16.16% in 2023, according to the Fipezap residential rental index, released in January this year. The annual increase was more than triple inflation in the country. The instability caused by constant readjustments in rental values ​​drives the search for the acquisition of own properties as a more stable and profitable alternative in the long term.

In this scenario, the decision between renting or financing your own property has increasingly leaned towards the second option. Construction companies have been taking advantage of growing demand to offer special conditions to buyers. Engeco, for example, launched a campaign that facilitates the acquisition of houses and apartments ready to move in, with easy entry and fixed installments financed directly from the construction company.

The commercial coordinator of Construtora Engeco, Sandro Santos, highlights that what has been heard most at the stands are people wanting to get out of rent. “The market is favorable for those looking to own their own home, and taking advantage of this trend, we are offering special conditions that make this transition more accessible and advantageous for buyers”, says Santos.

Through the “Esse Engeco É Meu” campaign, it is possible to purchase properties with installments starting at R$3,208. The customer already receives the keys upon purchase and, after a period of 33 months, can negotiate the outstanding balance with their bank.

The commercial coordinator highlights that the campaign was planned to serve different customer profiles.

“We select properties that cater to families and couples, as well as those looking for spaces that combine residential comfort with space for work,”

states.

Favorable market

The “Real Estate Indicators of Amazonas” survey, conducted by the Association of Real Estate Market Companies of Amazonas (Ademi-AM), revealed significant growth in the state’s real estate market. In 2023, sales of new properties reached a value of more than R$1.9 billion, representing an increase of more than 18% compared to the previous year.

Regarding real estate products sold, the Ademi-AM survey highlights that 40% were sales of economic products, classified in the Federal Government’s Minha Casa, Minha Vida program, while 60% were conventional products.
