‘Amazonas Meu Lar’: Partnership between construction company and state government will boost real estate market

More than a thousand apartments will be offered with subsidies through the “Amazonas Meu Lar” program in the entry granted by the State

Manaus (AM) — The five construction companies Capital, Direcional, Terra Andina, MRV and RD presented 13 projects with more than 1,106 housing units for families eligible for the “Amazonas Meu Lar” program, including the “Subsídio Dentro do Meu Lar” line. With the partnership, the Government of Amazonas will complement the down payment that needs to be given by the buyer on a housing unit financed with resources from the Service Time Guarantee Fund (FGTS), from the federal program Minha Casa, Minha Vida.

For the vice-president of the Association of Companies in the Real Estate Market of Amazonas (Ademi), Hélio Alexandre, the initiative will benefit the market, as the entry signal for the property is essential to proceed with the purchase.

“Manaus is a city where people like to buy properties, but this small part was missing that ends up being big for many people and also for construction companies, which was the lack of signal that made it difficult. This will generate more jobs and will generate more housing. The government does its part and now it will partner on housing policy with construction companies in the state and the city”,

said the vice president.

The Amazonas Meu Lar program is coordinated by the State Secretariat for Urban and Metropolitan Development (Sedurb) and executed by the Special Projects Management Unit (UGPE), Housing Superintendency (Suhab) and State Secretariat for Cities and Territories (Secti).

The resource will complement the down payment for the apartment financed directly with the construction companies. For families in Band 1, who have a gross monthly income of up to R$2,640.00, the subsidy amount is R$35 thousand. And for Band 2, with gross monthly income of R$2,640.01 to R$4,400.00, it will be R$30 thousand. For families in Range 1, the value of the property that can be offered for financing is R$198 thousand. And for Track 2, it is R$240 thousand.

The secretary of Sedurb, Fausto Júnior, emphasized that in addition to solving the housing deficit, the State’s partnership with the private sector boosts the economy with good expectations for the coming years.

“We realize that through this process, through encouraging companies to build, we will be boosting our economy significantly, with the generation of jobs, with the generation of 4 billion reais inserted into the economy, which will be the investment planned in the next years of the program”,

said the secretary.

Families covered

Families eligible for this line will leave the list of 162 thousand pre-registered for the program. Currently, the process is in the data analysis phase to create the ranking, according to the priority criteria defined for Amazonas Meu Lar.

The list of accredited enterprises will be published on the program website www.amazonasmeular.am.gov.br. Those selected will be able to consult, choose the apartment and then go to the construction company/developer. After this step, they will be forwarded to a banking correspondent to carry out the necessary credit analysis.

In 2023, Governor Wilson Lima launched Amazonas Meu Lar, the largest housing program in the state’s history. Estimated at R$4.7 billion to be implemented over the next few years, the program provides for 24,000 permanent housing solutions for the low-income population, including 22,000 new housing units, in addition to the regularization of 33,000 properties through the delivery of titles definitive.
