Quintas de São José do Rio Negro: The most sustainable condominium in the North region

Manaus (AM) – The most sustainable condominium in the North region, Quintas de São José do Rio Negro is located in the Tarumã district, in Manaus. Expected to be delivered in December, Quintas do SJRN has a marina, a riding stable and a helipad, in addition to the concept of maximum preservation of flora and fauna, with ecological corridors and 300,000 square meters of forest, in a “private forest”. ”.

Designed by BTP Urbanismo, the condominium has almost 200 species of forest and fruit species cataloged and represented by 45 botanical families.

“Quintas de São José do Rio Negro will be the biggest and best condominium in the country, considering cities with up to 2 million inhabitants. With a total area of ​​700,000 square meters, it foresees in the future a riding stable for up to 100 horses, a marina for up to 200 speedboats or jet-skis, a helipad for three helicopters, a golf course, sports courts, a chapel, three clubs, a water park, a gym, a toy library. , green trail and lookout, among many other amenities. There are 180 lots in sizes from 1,500 square meters, with a preserved green area, so that residents will have a true private forest in their surroundings”,

Quintas de São José do Rio Negro has an eye for sustainability, environmental preservation is part of the structure of the project. In addition to complying with all environmental legislation, studies were carried out to assess the area’s environment, it is aimed at meeting the needs of those who dream of living in comfort, safety and direct contact with nature.

“In this way, the forest inventory and fauna survey stand out, necessary to license any undertaking. The Quintas area has almost 200 species of forest and fruit essences cataloged and represented by 45 botanical families. Environmental monitoring is being carried out, including the projects to rescue wild fauna in the areas of vegetation suppression and the environmental quality control project, which aim to minimize the impacts of the work”,

The development is in advanced works. Currently, the works are focused on the construction of the Sports Club, the reflecting pool of the first roundabout, completion of the paving of the entire first stage, earthworks for the start of the works on the social club and chapel, in addition to crossing the Igarapé Oriente.

Preservation

According to Batista, harmonizing the environment with social and economic demands are the essence of the QSJRN project.

“To preserve the flora and fauna as much as possible, and to offer infrastructure, high standard leisure, guarantee an exceptional quality of life in the present and in the future, and in this way, also, the appreciation of the resident’s heritage. The project as a whole is a very big challenge”, he points out.

Amazon real estate future

According to data from the Association of Companies in the Real Estate Market of Amazonas (Ademi-AM), last year, the real estate market broke records in sales and surpassed 2021. Sales of new properties in 2022 reached the amount of almost R$ 1.5 billion .

The director of BTP Urbanismo is committed to expanding the market, focusing more on environmental sustainability in line with urban development.

“New developments will be increasingly betting on valuing environmental sustainability, which will guarantee increasingly better developments, providing an offer of more environmentally qualified products for an increasingly demanding market in this regard. Quintas de São José do Rio Negro, with the proposal of being the most sustainable development in the North region, has already sold 80% of the first phase. The eyes of the world are turned to the Amazon, to the Amazon, due to the ecological question, and this tends to grow”,

Environmental Protection

Quintas will feature an environmental education project focused on the preservation of fauna, flora and care for the environment, a community garden project and waste recycling.

“In the QSJRN Internal Rules, there is already a clause obliging all residents to preserve a minimum green strip of 3 meters on the sides of the lots and 5 meters at the back, forming a true green wall between neighbors and the so-called ecological corridors in the condominium, paths through which biodiversity will remain intact. In addition, there will be a lot of green area, preservation and re-densification with plants in APP areas, estimating that more than 300,000 m2 will be preserved^two in a green area at QSJRN”, he said.

“We have a team responsible for the development’s sustainability projects and, among other initiatives that are being considered, we highlight the implementation of an environmental education project, where there will be ecological trails, in addition to the dissemination of an environmental education booklet to be distributed to residents with information about fauna, flora and care for the environment, community garden project, and waste recycling”,
