Discover the real estate model with a Ferrari price – 06/23/2023 – Market

Benx Incorporadora invested BRL 4 million in a model that occupies approximately 170 m² to represent its real estate complex in Pinheiros, in the west zone of São Paulo. It took five months and the work of 60 professionals to assemble.

The model reproduces the project of Parque Global, a luxury development of 218,000 m² that will become a planned neighborhood on Marginal Pinheiros.

The amount invested in the model is enough to buy a brand new Ferrari Portofino (R$ 3.5 million) and a BMW 420i convertible (R$ 451,000).

“It’s important to show in great detail how the project will be, we need to present the whole concept, the place. It helps the client to locate himself and understand what will happen”, says André De Marchi, general director of Parque Global.

The model —the largest ever built in Brazil with private investment— replicates the real estate megaproject. There are five residential towers, a shopping center and an advanced oncology and hematology center in partnership with Hospital Israelita Albert Einstein.

The apartment towers in the reproduction are more than 3.5 meters high, and you can see details of the interior decoration of the units. The common areas have representations of works of art, adornments, furniture, escalators and equipment.

“The dimension is so impressive that we had to reduce the scale of the linear park, respecting the 1 by 43 pattern inside the development”, says Ezequiel de Jesus, project coordinator at Adhemir Fogassa Maquetes. “This is a collective effort that resulted in a true work of art.”

Marginal Pinheiros and Parque Linear Bruno Covas are also represented. “Adhemir Fogassa’s team visited the park, photographed each of the statues and reproduced them in miniature”, explains De Marchi.

The model requires weekly maintenance for cleaning and replacing or changing items. The plan, according to the director, is to display the project inside the Global Park when the works are completed.

Today, the project is displayed in the third room of the showroom, which occupies 13,500 square meters of land where the development will be located. According to De Marchi, whoever intends to close a deal stays between three and four hours at the stand.

“We created a welcome itinerary, which includes an immersive room with a video of the project, a space for works of art, a wine cellar and a decorated apartment, in addition to the service room and the model”, he says.

The average price per residential square meter is R$ 24,000. So far, three of the five towers have been fully leased. The last two have 85% and 45% of their properties sold. Benx, in partnership with the Related Group, estimates a PSV (Potential Sales Value) of R$ 14.2 billion.
