Developer from Rio Grande do Sul receives national recognition for sustainability in residential

Located on Avenida Bagé, the principles that guide Idea are visible on the façade and also right at the entrance to the building. Special, self-cleaning paint, movable sunshades to control sunlight, double-glazed walls that protect from UV rays and slabs of considerable thickness for acoustic insulation between neighboring apartments. All this was thought to bring more comfort and economy to the residents. “The paint is self-cleaning, it doesn’t need maintenance for about nine years”, said architect and partner at Capitânia, Renato Turquenich. And the savings are not just money, but natural resources: in the lobby, for example, native plants are irrigated using a system that reuses rainwater and air conditioning.
“You know those little drops that drip from the air conditioner? Depending on the day and the total number of hours the device is turned on, it can reach 22 liters. We use it to irrigate the garden”, said engineer and partner Mauro Touguinha de Oliveira. Presence sensors are also used to turn lights and photovoltaic panels on and off. Sunlight is capable of supplying all common areas of the condominium and also supplying approximately 30% of the apartments. In addition, the central water heated by the solar system reduces gas consumption by up to 80% and LEED showers save up to 50% of water consumption in the bath.
Sustainable solutions can generate savings of up to BRL 10,000 per year
The partners calculate that a family can save up to R$ 10,000 a year with all the measures taken when Idea Bagé was built. “Our apartments are priced on the market, but they are not the same as others. Potential buyers sit down to talk to us and start comparing our apartments with other apartments, but when we ask if they have all these devices that we offer, they don’t have them”, synthesized the engineer. The selection made by GBC pointed out that Idea conquered 91 of the 110 analyzed requirements.
Another differential of the residential is the ability to customize the apartments. As they are built on top of a single slab, there are no beams on the internal walls, which makes it possible to modify the number of rooms and adapt them. “There is a resident who built a special room for the pet”, exemplified the architect Renato. Idea also has automated systems and their data is all in the cloud. “If there is any problem, the system notifies you. It is possible to automate the irrigation of the gardens, including those on the facade. The person can be traveling for a long time and the plants will not die”, he explained. On a panel at the entrance to the building, there was information, in real time, on the total generation of renewable energy and hot water.
The engineer and owner of one of the apartments measuring more than 100 square meters, Aly Ferreira Flores Filho, has been living at Idea Bagé for a year and said he was satisfied with the construction technologies. “Idea was the first we saw in demand and we were interested in the technologies. We always wanted to explore savings in electricity, savings in gas for heating. If we take stock, we are always in profit in this story”, he considered.
For partners, receiving certification is very rewarding, as it recognizes points that have always been concerned. As architect Renato points out, Capitânia’s residential buildings are built with a view to 50 years into the future, which is the project’s useful life. “When we started to put a wait for electric car refueling, people were thinking and questioning it, since there were few cars like that. Today it is more and more common”, he said. And the engineer added: “It’s a building with a soul, which is different from all the others.”
