The latest projections from the Focus bulletin point out that in the coming months there will be a drop in the inflation index and in the basic interest rate, the Selic. At the same time, there is an expectation of high GDP (Gross Domestic Product). The scenario looks promising, but it depends on measures to be taken by the government in the coming months, say experts.

Marco Antonio Rocha, a professor at Unicamp’s Institute of Economics, says that the Selic will remain high by international standards even if it is cut. Thus, the cost of credit should still remain an obstacle for companies and families.

“For companies, this hinders investment. For families, it harms the acquisition of durable goods”, he says.

The perspective may change with debt renegotiation policies, such as Desenrola, and with the reissue of programs such as Minha Casa Minha Vida and Bolsa Família, which can inject resources into the economy.

The agricultural harvest boosted GDP in the first quarter, which grew 1.9%, and the result brought optimism to the market, but the second quarter could be one of contraction, says Silvia Matos, coordinator of the Macro Bulletin of FGV Ibre (Brazilian Institute of Economics from the Getúlio Vargas Foundation). “Waves of optimism are short-lived if they are not accompanied by structural changes, that is, a fiscal policy to generate sustainability.”

André Braz, coordinator of price indices at FGV Ibre, says that inflation in 2023 should be far from the target set by the National Monetary Council, of 3.25%. For the specialist, the priority for the year is the fiscal recovery and, therefore, it will still be necessary to control expenses and keep interest rates high to guarantee the resumption in a consistent way, with balance of the accounts.

“If the government maintains what it collects, it generates less uncertainty. We have the highest interest rate in the world, and we can attract investors interested in taking advantage of this”, he says.

Real estate portals use technology to help landlords

Around 72,900 residential properties were sold in the first quarter of 2023, according to Cbic (Brazilian Chamber of Construction Industry). The volume dropped 9.2% compared to the same period in 2022, when 80.3 thousand units were sold.

The rise in the basic interest rate made it difficult to access credit for financing, but the market also felt the impact of the rise in construction costs and property prices in the last year.

The economic scenario indicates the beginning of a favorable moment for the sector, but it does not have an immediate effect, says Ana Maria Castelo, coordinator of construction projects at FGV Ibre. For this reason, she points out, the budget for the purchase of a property should be based on current rates, not based on optimistic projections.

To speed up the conversion of an ad into a sale, OLX Brasil invests in training owners, says Marcos Leite, general director of real estate. On the platform, advertisers receive pricing tips, for example, based on information collected by DataZAP, its own market data monitoring tool.

“As a platform with 30 million users, we have a lot of information, and we’ve seen that the best way to use that is to help our customers be more successful.”

Chosen as the best real estate rental and sale site with 14% of mentions in the O Melhor da Internet survey, the company maintains two other portals aimed at the sector: Viva Real and ZAP+. The leadership is shared with QuintoAndar, which was also remembered by 14% of the Brazilians interviewed by Datafolha.

QuintoAndar partners with banks to negotiate financing rates and bets on personalized service for owners with more than five properties on the portal, with administration support, says Flávia Mussalem, marketing director.

The brand launched the QuintoAndar Network a year ago. The modality allows 300 partner real estate agencies to access and offer sales ads to their customers, but also advertise on the website to reach people beyond the region in which they operate —today, there are around 25,000 partner properties on the platform.

Datafolha interviewed 1,558 people aged 16 or over across the country. The margin of error is three percentage points.

Broker starts offering insurance and private pension plan

The “X-Ray of the Brazilian Investor” survey, carried out by Datafolha for Anbima (Brazilian Association of Financial and Capital Market Entities), estimates that 36% of the population invested in financial products in the last year, compared to 31% in 2021.

According to a study by B3, fixed income funds still concentrate the largest number of investors – today, there are 15.3 million, an increase of 34% over the first quarter of 2022.

The expectation of a drop in future interest rates is starting to make customers think about taking more risks, says Thiago Maffra, CEO of XP Investimentos. With 19% of mentions, the company was the most remembered in the survey O Melhor da Internet, by Datafolha.

“In some projections, January 2025 interest rates are already below 10%, so customers will start to migrate from fixed income assets to riskier ones, such as private credit funds.”

To guide consumers in the composition of the investment portfolio, XP has 15 thousand financial advisers, says Maffra. The consulting service is provided to all clients with equity above R$ 25,000.

“We have a lot of technology, but the beauty is in the mix: offering an incredible experience through tools that allow us to scale, customize and provide speed, but also have human support at the end.”

Another bet is the expansion of the range of services, with the objective of being more present in the financial life of the client. In addition to investment advisory, XP started to offer private pension, credit and life and car insurance, for example.

Insurance company expands menu of 100% digital services

Porto, which until 2022 was called Porto Seguro, arrives in 2023 with administrative changes. The transition, which will be completed in January 2024, takes place amid the consolidation of the company’s strategies, which have expanded the use of technological tools. A new plan, for example, called Residencial Essencial, is activated 100% through digital channels.

Jarbas Medeiros, director of property and casualty at Porto, says that the option includes coverage for everyday problems, such as broken glass, theft of goods and damage to third parties. “There is also assistance in cases such as loss of key or burned out shower.”

The focus on this type of service is one of the reasons why Porto won the Residential Maintenance Service category in this edition of the survey O Melhor da Internet. The company was remembered by 7% of respondents.

The next step is to expand the service portfolio based on the ESG agenda. “We started to offer, in traditional residential insurance, the sustainable disposal service for items that the insured no longer wants, such as electronics”, he says.
