Technical inspection of the property requires special attention

The inspection that takes place before handing over the keys is the buyer’s first contact with their finished property. In the economic segment, this process takes on a special meaning, since for many it is the realization of the dream of owning a home. Marked by customer anxiety, visits have been receiving special attention from builders. But you have to put your emotions aside and check every detail of the apartment very carefully.

Civil engineer and adviser to the Brazilian Institute of Engineering Assessments and Expertise (Ibape-RJ), Antero Jorge Parahyba suggests that the owner first look carefully at the structure of the property, such as wall cladding, flooring and ceiling, and check that it looks good. Afterwards, it is advisable to open and close windows and doors to check that they are not warped, that there are cracks and that they close without scraping the floor.

Another tip from the expert is to check the kitchen water facilities, service area and bathrooms – the so-called wet areas of the property. It is important to observe the flow of water and that there are no leaks in taps, showers, toilets and tanks and do not forget the electrical test with checking switches and sockets.

— In general, the buyer of popular units goes alone to the inspection or accompanied by people who do not have technical knowledge on the subject. Therefore, it is important to pay close attention to details – says Parahyba.

Riviera usually provides three professionals to accompany the client during the inspection: a civil engineer, a quality technician and the commercial responsible for the enterprise. The team takes a sheet with more than 30 items that must be observed at the time. The visit usually takes place about five to six months before handing over the keys, informs the construction company’s Marketing and Sales consultant, Jamille Dias.

— In fact, the time before handing over the keys depends on the number of units in the development. In the case of Central Park Riviera, in Duque de Caxias, where each condominium has 24 blocks and 480 apartments, we start the inspection schedule as the properties are being concluded.

If any damage is found, the builder informs the customer of the deadline for repair, which will depend on the defect observed. For a stain that appears on the wall painting, for example, it is 15 days. The maximum time usually does not exceed 30 days for the buyer to carry out a second inspection, points out Jamille.

At Direcional, the inspection usually takes place three months before handing over the keys. The superintendent of Real Estate in Rio de Janeiro, Ivan Bettencourt, points out that the important thing is to make it clear to the client that the construction company will assist him with any need, even after handing over the keys.

— There is no problem if the customer does not happen to notice any damage on the day of the inspection. He can report if he sees anything wrong after he is already living in the apartment – says Bettencourt, adding that the company provides a technical team to stay on duty in the newly delivered building, to quickly and efficiently solve any problem reported by residents.

Tenda, on the other hand, has the premise of uncomplicating processes before handing over the keys. The manager of Clients, Branding and Media, Mariana Lima, highlights the training that the company does with the construction team that accompanies the inspections. The idea is to ensure that customers receive proper care.

The construction company also implemented a system called electronic BVU (unit inspection bulletin), in which the owner does not need to fill out documents, just digitally sign the bulletin at the end of the inspection.

— After inspection and approval by the client, the property is sealed. If he needs to return to the apartment, before receiving the keys, he will be accompanied by a representative of the construction company – he explains.

When handing over the keys, the builder leaves a welcome card in each unit

CAC Engenharia has the Portas Abertas program, in which the buyer is invited to visit the work site and a model unit of the development, a few months before the date of the inspection. The visit usually takes place when the work is at 70% to 80% of physical progress.

— This unit is not necessarily the property that was acquired by him, but it serves to give the future resident of the development a good idea of ​​how the building and the apartment will look — emphasizes Suelen Trindade, head of Customer Relations at CAC.

During the inspection itself, the client is accompanied by an engineering technician from the company, who advises him to take a descriptive memorandum of the apartment, delivered to the buyer upon signing the contract for the purchase and sale of the property. Suelen says that the construction company strives to make the first visit a memorable moment for those who have fulfilled their dream of buying their own home.

— We always leave a welcome card under the door and prepare the environment with a few details that make the difference to make it more welcoming. For example, we spray a special aroma in the rooms. Customers feel prestigious, and the anxiety of the moment also decreases – highlights Suelen.
