Property sales grow and the Amazon real estate market achieves the best quarter

In Amazonas, the first six months of 2023 saw the launch of 10 new developments

Manaus (AM) – The real estate market has experienced a period of intense activity in recent years, with growth in launches and sales, despite concerns in the sector. According to data from the real estate market study – Manaus/Iranduba – carried out by the Association of Companies in the Real Estate Market of Amazonas (Ademi-AM), the years 2020, 2021 and 2022 were marked by a significant increase in the volume of launches, reaching a streak of 2,806, 4,439, and 6,821 units released, respectively.

In the most recent scenario, the second quarter of 2023 also brought positive numbers. Six vertical residential developments were launched, resulting in a total of 2,312 units. Of these, 1,560 units match the economy standard, while 752 units fit more diverse standards. In addition, a 212-unit vertical commercial development was also launched during the same period.

The first six months of 2023 saw the launch of 10 developments, of which seven were vertical residential, two vertical commercial and one horizontal.

When comparing the second quarter of 2023 with the same period of 2022, there is a 3% increase in units sold. Disaggregating the numbers, 700 units of the economic standard, 668 units in the other vertical standards, 692 horizontal units and 38 commercial units were sold.

The sum of these sales translates into an impressive Sales Value (PSV) of an impressive R$ 512 million in the second quarter of 2023, considered the best quarter in the historical series of the real estate market in Amazonas, surpassing the third quarter of last year. which was considered the largest with revenues of R$ 354 million.

Adding the two quarters of 2023, new property sales totaled BRL 917 million, representing an increase of 21% compared to BRL 786 million in the same period last year. The real estate market continues to show growth, signaling a promising scenario for the sector.

In 2022, the new property market in Amazonas reached an amount of almost R$1,500 billion. The sector’s forecast was to maintain the same numbers in 2023, however, Ademi-AM is already able to project growth in the face of the favorable numbers of the first half, which is already approaching R$ 1 billion.

For the president of Ademi-AM, Henrique Medina, the growth in the general speed of sales of new properties was a surprise, since they expected to remain with the same numbers as last year.

“These are substantial numbers, but largely due to the large volume of launches in the fourth quarter of 2022, and these products were sold in the first half”,

he said.

According to Henrique Medina, in the first half the best-selling product was conventional – over R$ 219,000 – in the second half, Minha Casa Minha Vida should boost sales.

Highlighting the neighborhoods that most contributed to the sales scenario in the second quarter of 2023, Ponta Negra (427 units), Parque Mosaico (231 units), Lago Azul (186 units), Santa Etelvina (114 units), Parque Dez de Novembro ( 113 units) and Tarumã (97 units) together represented 66.8% of the units sold.
